What we do and how we do it
What makes Boot Rooms and Utility work in the UK is usually invisible once it is finished. Local property is overwhelmingly a mix of period and modern stock, which is why we never quote from a catalogue. Then there is the full range of UK exposure conditions, which reliably produces coating failure followed by rot at the joints given enough seasons. Where we put the effort is surfaces and finishes that survive wet coats and muddy boots.
Each opening is recorded individually, since a terrace of identical houses rarely is. One call is usually enough for us to tell you roughly where the price will land.

Every panel is cut to the actual line of the plaster, so there is no tapering gap running down the side of the unit.
We measure at three heights
Alcoves are routinely 20 to 40mm wider at the bottom than the top. One measurement is how you end up packing the gap out.

Sprayed under workshop conditions, which is a level of finish site application simply cannot reach.

Frequently asked questions
How long does a typical order take?
Most made-to-size orders run six to ten weeks from survey to delivery. Conservation and heavily detailed work can take longer, and we confirm the lead time in writing at quotation rather than leaving it open.
Will the finish need maintaining?
A factory-applied microporous finish typically needs inspection every three to five years, sooner on exposed coastal elevations. Maintaining it is far cheaper than letting a coating fail and the timber take up water.
What guarantee do you provide?
Ten years on workmanship, covering manufacture and the factory-applied finish. Where we install, the installation is covered too. It is issued in writing with the handover paperwork.
Do you work in hardwood or softwood?
Both. Engineered hardwood is the default where movement or exposure is a concern, and slow-grown softwood is often the better value choice for painted work in sheltered positions. We will tell you which we would specify and why.
Do you deliver nationwide?
Yes, we deliver across England, Wales and Scotland. Delivery is priced into the quotation so there is no separate charge added later.
Do you take a deposit?
Not before the measured survey. A deposit is only requested once the survey is complete and you have approved the final schedule and price.
Can you match an existing profile?
Yes. If you can supply a section, a photograph with a rule in shot, or an old unit, we can replicate the profile. For conservation work this is usually the condition the planning officer will apply.
